Attic ventilation in Oregon: the problem that works both seasons.

Around here, a badly vented attic rots your roof deck all winter and cooks your shingles all summer. Here's how the system is supposed to work — and the warning signs it isn't.

Most homeowners never think about the attic until something drips. But when we're called out for a "roof leak" in Roseburg or Myrtle Creek in January, a surprising share of the time the roof itself is fine — the water is coming from inside. It's condensation, and it's a ventilation problem, not a shingle problem.

Attic ventilation is a strange topic because it matters for two opposite reasons in our climate, in two opposite seasons. Get it wrong and you pay twice.

Winter: 130 rain days and a sweating roof deck

Douglas County picks up its 30–33 inches of annual rain across roughly 130 rainy days, most of them October through May. All winter, your household is producing moisture — showers, cooking, laundry, breathing — and warm, damp air rises. Some of it finds its way into the attic through light fixtures, the attic hatch, and every little gap in the ceiling plane.

Up there it meets a roof deck that's sitting close to outdoor temperature: cold and, thanks to our marine-influenced winters, cold for months at a stretch. Warm moist air on a cold surface means condensation. In a well-vented attic, airflow carries that moisture out before it can settle. In a poorly vented one, it beads up on the underside of the sheathing, drips onto insulation, and slowly rots the deck from the inside out.

Here's the part that surprises people: we're not an ice-dam climate down in the valley, so a Douglas County attic can be completely free of ice and still be dangerously damp. The damage is quiet. By the time it shows as a ceiling stain, the plywood above it may already be soft.

Summer: the 86°F oven effect

Then July arrives. Roseburg's average high runs around 86°F, and summer here is bone-dry with strong sun. Dark asphalt shingles soak that up, and an attic with no airflow underneath traps the heat — the space can run dramatically hotter than the outside air.

That matters for three reasons:

  • Shingles age from both sides. Our wet/dry cycle already ages asphalt fast; baking the shingles from below accelerates granule loss, curling, and brittleness. A roof that should go 20–25 years gives up early.
  • Your cooling bill notices. A superheated attic radiates heat down through the ceiling all evening, exactly when you want the house cooling off.
  • Warranties care. Shingle manufacturers write ventilation requirements into their warranty terms. Inadequate ventilation is a classic reason for a denied claim.

How a balanced system actually works

Attic ventilation is a loop, not a hole. Cool outside air enters low, at intake vents in the soffits (the underside of the eaves), sweeps up along the underside of the roof deck, and exits high through exhaust vents at or near the ridge. Warm air rising does most of the work; wind assists.

The key word is balanced. Exhaust without intake just pulls air from wherever it can — often from the living space below, dragging more moist air into the attic. Intake without exhaust leaves the moisture with nowhere to go. Roughly equal intake and exhaust area, split low and high, is the goal, and mixing exhaust types (say, a ridge vent plus gable fans) can short-circuit the loop by letting exhaust points feed each other.

During a roof replacement is the cheapest possible moment to fix all of this — a continuous ridge vent is a small line item when the ridge is already open, and we check soffit intake as part of every reroof. Retrofitting later costs more and matters just as much.

Signs your attic is telling you something

  • Frost or droplets on nail tips. The classic winter test: pop your head through the hatch on a cold morning. Shiny or frosty nail points poking through the deck mean moist air is condensing up there.
  • Dark staining or mold on the sheathing, especially on the north-facing slope, which stays coldest longest.
  • Damp, matted, or compressed insulation. Wet insulation barely insulates, which makes the whole cycle worse.
  • A musty smell when you open the hatch.
  • Shingles aging faster than the neighbors' — curling, heavy granule loss in the gutters, brittleness. Summer heat from below leaves fingerprints.
  • Paint peeling on soffits or exterior walls near the eaves, from moisture migrating out through the wrong path.

If any of these sound familiar, it's worth having someone look before winter. A ventilation issue caught early is a modest repair; a rotted deck section discovered during a reroof is a change order.

Ventilation and insulation: partners, not rivals

Homeowners sometimes hear "your attic is damp" and respond by adding insulation. Done carelessly, that backfires. Blown-in insulation pushed tight against the eaves blocks the soffit intake vents — cutting off the airflow loop right at its starting point. The fix is simple and standard: rigid baffles stapled between the rafters at each eave bay keep a channel open above the insulation.

Think of it as a division of labor. Insulation's job is to keep your heat downstairs where you paid for it. Ventilation's job is to keep the attic close to outdoor conditions — cold and dry in winter, flushed of heat in summer. Air sealing the ceiling plane (around light cans, pipes, and the hatch) is the third teammate, because the less moist air that gets upstairs in the first place, the less the vents have to remove.

The bathroom fan rule: outside means outside

This one gets its own section because we find it constantly: bathroom and kitchen fans that vent into the attic instead of through it. Sometimes the duct was never connected; sometimes it's aimed vaguely at a gable vent; sometimes it just ends in the insulation.

⚠ The steam machine in your attic

A single shower pushes a remarkable amount of water vapor through that fan. Vented into a cold Oregon attic, it condenses on the deck almost immediately — we've seen sheathing above bathrooms rotted black while the rest of the roof deck looked new. Every exhaust fan must duct completely to the outdoors with an insulated duct and a proper exterior cap. No exceptions, no "close enough."

How do I know if my attic has enough ventilation?

Can my bathroom fan vent into the attic?

No. It must duct fully to the outdoors with an exterior termination. Dumping shower moisture into a cold attic is one of the fastest ways to rot a roof deck in this climate.

Does ventilation matter in summer too?

Yes — with July highs around 86°F, an unvented attic superheats and bakes shingles from below while pushing heat into your living space. The same airflow loop solves both seasons.

Can I just add insulation instead?

No. They do different jobs. Insulation keeps heat downstairs; ventilation removes attic moisture. Piling insulation over soffit vents without baffles actually makes condensation worse.
