Standing seam vs. corrugated: the two metal roofs, explained.

"Metal roof" covers two very different products — one held on by hidden clips, one by thousands of rubber-gasketed screws. Here's which belongs on your house and which belongs on your shop, from a crew that installs both.

If you've decided metal is the direction — maybe after reading our metal vs. asphalt comparison — the next fork is bigger than most people realize. Standing seam and corrugated (screw-down) panels are both "metal roofs," both steel, both long-lived by asphalt standards. But they're engineered differently in the one place that matters most in a climate with 130 rainy days: how they're attached.

The two families, in one paragraph each

Standing seam panels run from ridge to eave with raised vertical ribs where adjacent panels lock together. The panels attach to the roof with concealed clips under those seams — no fastener ever pierces the surface that weather touches. The metal can expand and contract along the clips as temperatures swing, and the finished roof reads as clean, unbroken vertical lines.

Corrugated / screw-down panels — the wavy or ribbed sheets on nearly every barn in Douglas County — are fastened straight through the face of the metal into the framing or decking, each screw sealed by a rubber (typically EPDM) gasket washer. A modest shop roof carries hundreds of these penetrations; a large one, thousands. It's simpler, faster, and cheaper — that's its whole argument, and it's a good one in the right place.

The 15-year screw check

Here's the honest heart of this comparison. Every gasketed screw on a screw-down roof is a small rubber part doing a big job, and rubber ages. Douglas County's cycle — soaked from October to May, then baked through 86°F-plus summers — hardens and shrinks gaskets while the steel panels expand and contract around the shanks, gradually working screws loose or wallowing out their holes.

The practical consequence: plan on a fastener inspection around years 10–15, re-driving backed-out screws and replacing tired gaskets (often with oversized screws where holes have worn). Skip it, and each failed gasket is a slow pinhole leak that shows up as a rust streak or a drip on the tractor. This isn't a defect — it's the known maintenance contract of an exposed-fastener roof, and it repeats on roughly the same interval for the roof's life. Standing seam opts out of this entirely: no exposed gaskets, nothing to re-tighten, which is a large part of what the higher price buys. Cost: the honest gap

Corrugated is the least expensive way to put metal on a building — the panels cost less, and installation is faster. Standing seam costs meaningfully more: more complex panels, concealed-clip installation, and more skilled labor at the details. Metal overall runs roughly 2–3x comparable asphalt work, with corrugated at the bottom of that range and standing seam at the top. On a full house, the difference between the two metal systems is real money — which is why the right question isn't "which is better" but "which building is this for?"

The noise myth, one more time

Briefly, because it comes up at every estimate: a metal roof on a modern house is not loud. Rain-on-tin nostalgia comes from open-framed barns where the panel is the ceiling. On a home, the metal sits over solid decking and underlayment, above insulation and drywall — the rain sounds like rain on any roof.
